However, because our local weather puts these outdoor structures through extreme freeze-thaw cycles in the winter and intense heat in the summer, they require regular attention. These are the key areas to keep an eye on to ensure your outdoor spaces align with modern safety measures and building standards.
1. The Deck Ledger Board: The Most Critical Connection

The single most common area of failure for residential decks is where the deck connects to the house, known as the ledger board.
What to look for: Look underneath your deck if it is elevated. The deck should be secured to the house framework with heavy-duty structural bolts or lag screws, not just nails. Nails can easily pull out over time under the weight of a crowd.
Why it matters: Water penetrating behind an improperly sealed ledger board can rot the house rim joist, leading to catastrophic failure. Ensuring this connection meets modern structural building standards is the number one way to prevent deck collapse.
2. Railings and Balusters: The "Shake Test"

Deck railings are there to catch us when we lose our balance, so they need to be rock solid.
The Test: Give your deck railings a firm shake. If there is any noticeable wobble, the posts may need to be reinforced with structural framing connectors or carriage bolts.
The Spacing Check: According to general safety standards, the gap between your railing balusters (spindles) should be narrow enough that a small child cannot squeeze through or get their head stuck. A quick rule of thumb used in building safety is that a standard 4-inch ball should not be able to pass between any of the spindles.
3. Pool Enclosures and Self-Closing Gates

If you have a backyard pool, your gate is your first and most important line of defence for children and pets in the neighbourhood.
The Gate Check: Walk out to your pool gate and open it fully, then let it go. Does it swing shut and latch completely on its own? It should. Over time, ground shifting can cause gate posts to sag, preventing the latch from aligning properly.
The Height and Clearance: Standard safety measures expect pool fences to be of a minimum height with no large gaps at the bottom. Make sure there are no patio chairs, climbable trees, or equipment stored right next to the outside of the fence that a child could use as a ladder.
4. Uneven Patios and Walkways: Eliminating Trip Hazards

July is when we see the full extent of how much the ground shifted during the spring thaw. Interlocking stone patios and concrete walkways can heave, creating small vertical lips.
What to look for: Walk your patio and paths, keeping an eye out for any stone or concrete slab that has risen higher than its neighbour. A height difference of even a fraction of an inch is enough to cause a nasty stumble, especially in the evening when lighting is dim.
The Quick Fix: Many interlocking stone issues can be temporarily levelled by lifting the affected stones, adjusting the levelling sand beneath them, and tamping them back into place.
5. Wood Rot and Decay: The "Screwdriver Test" for Decks and Fences

Our harsh winters, spring melts, and hot, humid July sun put a massive amount of stress on exterior wood structures. Over time, moisture can get trapped in the wood fibers, leading to rot.
The Test: Take a flathead screwdriver and gently press the tip into areas of your deck or fence that are close to the ground, near joints, or where water tends to pool.
What to look for: If the wood feels soft, spongy, or the screwdriver easily penetrates the surface, wood rot has set in. Catching these spots early allows you to replace individual boards or posts before they compromise the structural safety of the entire system.
